What the Data Shows

Eviction filings have surged post-pandemic

After federal and state moratoriums expired, Colorado saw a sharp rise in eviction filings. An Enterprise Community Partners study documented roughly 150,000 evictions filed across Colorado from 2017-2021.

Evictions concentrate in low-income neighborhoods

Neighborhoods like Montbello, East Colfax, and North Park Hill -- the same communities targeted by ShotSpotter surveillance -- face disproportionately high eviction rates.

Corporate landlords file the most evictions

Across Colorado, a small number of large property management companies are responsible for a disproportionate share of eviction filings. Denver's case-level data is needed to identify the worst offenders here.

Colorado bans cities from enacting rent stabilization

C.R.S. 38-12-301 prevents Denver from enacting any form of rent control. HB 23-1115 to repeal this ban passed the House but died in the Senate by one vote. Without rent stabilization, tenants have no protection against the price increases driving evictions.

About This Data

Historical eviction statistics come from the Princeton Eviction Lab's research dataset for Denver County (FIPS 08031), covering 2000-2018. Current aggregate filing data is published by the Colorado Judicial Branch under SB24-064. Case-level data (landlord names, addresses, neighborhoods) requires a CORA request to Denver County Court. We are actively working to obtain and publish this data in an interactive format.
